3 Ways To Protect Your Asphalt Paving This Autumn

This autumn, before the weather turns nasty, take some time to prepare your asphalt parking lot at your business. Investing a little time right now will help your asphalt make it through the winter without getting damaged or coming out worse for wear.  

Apply a Layer of Sealcoating

Contact a reputable commercial paving company to protect your asphalt by applying a layer of sealcoating to the asphalt. When you sealcoat the asphalt, you are applying a protective coating to your asphalt. This protective coating fills in all the little voids and cracks in your asphalt. It waterproofs the asphalt, keeping water from seeping into the asphalt and causing damage.  

Sealcoating your pavement will also keep leaking oil and gas from getting into the asphalt and causing damage. It will also protect your asphalt from the damaging salts and chemicals that are applied to the ground in the wintertime in order to melt the ice and protect your parking lot.  

Fill in Cracks

In the autumn, you should fill in all cracks in your asphalt. A little crack this fall will not be that small by the time spring rolls around. Water will get into the crack, and when it freezes, that water will expand, pushing the crack out further. Each time this process of melting and freezing water is repeated inside of the crack, it will get larger. As the crack gets larger, and vehicles drive over the crack, the asphalt can crumble off.  

You can fill in the cracks by sealcoating your parking lot. Or if you have decided to skip sealcoating your parking lot this year, you can fill the cracks in with a cold patch, that will fill in the crack and prevent further damage. 

Take Care of Water

Finally, make sure that your water drainage for your commercial property is set-up properly. Check and make sure that your downspouts direct the water into drains. If you have storm drains in your parking lot, get the storm drains cleaned this autumn, and keep your parking lot clean in order to prevent your storm drains from getting clogged when you need them most.  

This autumn, make sure that you take care of your asphalt. Apply a protective layer of sealcoating before it gets too cold outside. Fill in the cracks so that they don't expand this winter. Watch how the water moves on your asphalt, and take care of any pooling water.
