Five Signs You May Need A New Asphalt Parking Lot
Not all asphalt parking lot problems can be easily repaired. If your lot is suffering any of the following problems, you may need to have the old lot removed and a new one installed.
1. Extensive Cracks
Certain types of cracks are symptomatic of major issues with the paving. Generally, if a network of cracks forms, similar to a web or net in appearance, then patching the cracks won't solve the problem. The cracks will simply break through any patching material in a short period because the cause is a failing parking lot base. The only solution is to tear out the old lot, rebuild the base, and then repave.
2. Crumbling Potholes
A few potholes, particularly those that show up in spring or after heavy rains, can usually be patched successfully. Extensive potholing is cause for concern, so you will need to bring in a paving expert to fully inspect the lot for any issues with the base. You may need to put in a new lot if potholes keep reappearing or if they are so deep that the bottom of the hole penetrates into the base.
3. Uneven Paving
Heave occurs for several reasons, and the result is uneven paving, sometimes with large cracks between the uneven sections. Frost heave, which is caused by the freeze-thaw cycles of winter, can lead to uneven paving if the base is not constructed properly. Poor base construction and drainage issues are another cause of uneven paving. Unfortunately, this problem can't be repaired. You will need to have the base reconstructed and a new parking lot installed.
4. Aggregate Loss
Over time, the asphalt in the lot can wear away, and the aggregate, or gravel, within the paving will come loose. Minor aggregate loss can be slowed by sealcoating the parking lot promptly, which will add several years of life to the parking lot. Major aggregate loss, on the other hand, can't be fixed as easily. As long as the base is in good condition, you can have the lot repaved. Otherwise, you will need to have a whole new lot installed.
5. Drainage Issues
Severe drainage issues will lead to potholes, cracks, and sinking pavement. Sometimes drainage issues can be repaired. Your paving company may be able to put in additional drains or repave the lot to change the grade for better drainage. More extensive issues can require new base construction, which means you will need a new parking lot.
